Job Description:
Attends work on a regular basis and may be required to work a specific shift schedule or, at times, even a rotating schedule, extended shift and/or overtime in accordance with agency leave policy and performs other duties as assigned.
Job Responsibilities:
- Accurately processes paperwork and maintains records on work orders, projects and material requisitions.
- May operate machinery such as backhoes, forklifts, etc. as necessary. Demonstrates the use of machinery as needed.
- Performs inspections, adjustments, maintenance and repair work in accordance with recognized codes and standards on building systems for various trades such as plumbing, HVAC, welding, carpentry, painting and electrical, to ensure proper maintenance and repair. Demonstrates the use of hand tools and/or equipment while performing repairs or inspections. Evaluates work to be performed and determines the best method for performing maintenance and repair work.
- Performs repairs and renovations to modernize a building, building system or adapt it to new uses. Designs projects to conform to applicable codes and standards. Identifies necessary information such as time and physical location. Identifies necessary materials and assembly details.
- Ensures that the necessary tools and manpower are available to perform the work. Makes in-process inspections to ensure the job is being done properly.
- Selects appropriate material to replace and repair building or building systems. Recognizes failures in the operation of the equipment. Correctly identifies the cause of the system or equipment failure and identifies the necessary corrective action.
- Acts as a lead worker on construction, maintenance or repair projects. Establishes work schedules, assigns appropriate staff, and oversees repairs or renovations needed.
- Maintains safe and uninterrupted services to campus operations and programs systems. Recognizes improper operation and deterioration of the system. Establishes a need for repairs and adjustments. 15%
- Uses hand tools, power tools, and tests safety equipment as necessary.
Job Requirements:
- Ability to solve problems, make decisions and use good judgment.
- Ability to communicate effectively orally or in writing with other members of the maintenance and facility team.
- Skill in the use of hand tools, power tools, and test equipment
- Skill in preventative maintenance and inspections of buildings and building systems.
- Vocational training in a designated trade is preferred.
- Knowledge of the repair, maintenance, and operations of buildings, building systems and grounds.
- Knowledge of electronics, boilers, painting, plastering and carpentry; of building materials, plumbing and electrical fixtures; welding procedures, HVAC, sanitation, and refrigeration.
- Knowledge of industrial safety, fire and safety regulations.
- Ability to organize preventive maintenance programs.
- Ability to supervise the work of others.
- Ability to perform maintenance, to follow instructions, estimate materials; to apply proper methods, techniques and procedures in the maintenance and repair of buildings, building and utility systems.
- Ability to interpret drawings, schematics, or sketches.
- Ability to work independently or with a team.
- Ability to work harmoniously with co-workers and other facility staff.
